January Pioneer Valley single-family homes sales fall 6.9% as median prices rise 10.5% Reply

Pioneer Valley single family home sales were down 6.9% and median single-family home prices were up 10.5% during the month of January when compared to the same period last year, according to data released by the REALTOR® Association of Pioneer Valley. 

There were 277 single-family homes sold during the month of January 2013 and 258 single-family homes sold during January 2014, while median single family home prices rose from $162,500 in 2013 to $179, 500 in 2014.

Franklin County saw the biggest increase in the number of sales among the three Pioneer Valley counties.  The number of single-family home sales more than doubled during the month of January when compared to the same period last year, from 17 units to 35 units.  However, median single-family home sales dropped $10,000, from $164, 000 to $154,000. 

Hampden County saw the biggest decrease in the number of single-family sales.  There were 38 less single-family homes sold in Hampden County during the month of January when compared to the same period last year, from 208 units to 170 units.  However, median single-family home prices rose $10,450, from $150,000 to $160,450.

Hampshire County saw one more sale and the largest increase in median single-family home prices during the month of January when compared to the same period last year.  The number of sales rose from 52 units to 53 units in January 2013 and 2014, respectively.  January median single-family home prices rose 11% from $238,500 in 2013 to $265,000 in 2014.
