Pioneer Valley single-family home prices rose in January, but sales were down in Franklin County and Hampshire County Reply

Pioneer Valley single-family home sales and median single-family prices were up in the month of January, according to data released by the REALTOR® Association of Pioneer Valley.

Although Pioneer Valley home sales were up 15.6%―from 238 closed units in 2012 to 275 closed units in 2013―only Hampden County saw an increase in the number of units sold in January.  Pioneer Valley median home prices rose 1.6% from $160,400 to $163,000.

In Franklin County, January median home prices rose the most among the three Pioneer Valley counties with a 14.9% increase from $142,750 in 2012 to $164,000 in 2013, but the Pioneer Valley’s northern-most county saw 9 less sales than the same period last year for a 34.6% drop.  There were 26 single-family home sales in 2012 and 17 last year.

Hampshire County also experienced a drop in the number of sales with an increase in median single-family home price.  Coincidentally, Hampshire County also had 9 less sales than during the same period last year, but dropping from 61 home sales in 2012 to 52 home sales in 2013.   The median single-family home price rose from $220,000 to $238,500 in 2012 and 2013, respectively, for an 8.4% increase.

The southernmost county in the Pioneer Valley, Hampden County, realized the biggest increase in the number of sales.  Single-family home sales jumped 36.4% from 151 homes sold in January 2012 to 206 homes sold in 2013.  Median prices also fared well, rising from $137,000 to $150,000 in 2012 and 2013, respectively.
