How Trulia and Zillow can steer you wrong whether buying or selling a home in the Pioneer Valley Reply

Pioneer Valley home buyers will start their search for a home online. They will usually check out one of the many real estate listing aggregation websites like Trulia.com or Zillow.com.   The properties that are listed on these sites are acquired through relationships with numerous multiple listing services.

The multiple listing service that includes the Pioneer Valley is MLS Property Information Network (MLSPIN).  MLSPIN has such relationships with numerous listing aggregators, which include several news websites like Masslive.com, Boston.com, and NYTimes.com as well as the usual fare like Trulia and Zillow.

If you are a Pioneer Valley home seller, the wide array of websites that post your home to their real estate listing is encouraging.  The more exposure your home has, the more potential home buyers will see it, the better the chances of a home selling in a timely manner.

However, for home buyers using listing aggregation websites to find a home or to determine how much a home is worth can be a frustrating process.

I can’t tell you how many times that I have had to log into Zillow or Trulia to update information manually because they didn’t pull the data from the MLS as they claim to do.  Home buyers sometimes ask me about a property that they found on one of these websites that had been taken off the market or had been sold.   On numerous occasions I have observed that Zillow offers home valuations that lower the local market values, as well, which discourages the home seller and a home buyer.

I am afraid to think about how much faster the real estate market could have recovered if these popular websites offered accurate and up-to-date information.  Many home buyers and sellers may have been discouraged from buying or selling a home because of these automated errors.
