Pioneer Valley single-family home sales increase 17.6% in 2012 Reply

Pioneer Valley single-family home sales were up 17.6% with a slight drop in median home prices in 2012 when compared with sales figures from 2011, according to the REALTOR® Association of Pioneer Valley (RAPV).   Single-family home sales increased from 3,868 with a median sales price of $180,000 in 2011 to 4,551 home sales with a median sale price of $178,500.   Below is a chart of the sales figures by county.

The number of Hampshire County homes sold rose from 909 in 2011 to 1,032 in 2012 with median home prices declining from $245,000 to $239,900, respectively.  Click here for sales figure comparisons by Hampshire County town.

In Hampden County, single-family home sales rose from 2,541 units in 2011 to 3,034 units in 2012, with median sales prices dropping a bit in 2012 from $165,000 to $160,000.  Click here for sales figure comparisons by Hampden County town.

Franklin County sales rose in 2012 from 418 units in 2011 to 485, with median prices dropping slightly from $170,950 to $170,000, respectively.  Click here for sales figure comparisons by Franklin County town.

Interestingly, RAPV reported that the average time that a single-family home was on the market remained the same in 2011 and 2012 at 139 days.  Citing Mortgage-x.com for the week ending December 27, RAPV also reported that interest rates for 30-year fixed-rate mortgages went down from 3.95% 2011 to 3.35% in 2012. However, interest rates are expected to rise above 4% in 2013.

The Pioneer Valley sales figures demonstrate that the real estate market is slowly but surely continuing to recover, but it is also important to realize that, according to RAPV, 2012 Pioneer Valley home prices are still 10.7% below where they were in 2008.
