More Amherst single-family homes sold in 2012 than in 2011; while median home prices decreased, according to MLS Property Information Network data. There were also more condominium sales in 2012, but with an increase in median sale prices. Land sales also increased.
In 2012 there were 26 more single-family homes sold than in 2011 with 130 homes selling in 2012 and 104 homes selling in 2011. Median single-family home sale prices fell from $314K in 2011 to $300K in 2012, however.
The 2012 Amherst condominium market also saw an increase in sales, from 38 sold units in 2011 to 49 units sold. Median sale prices for an Amherst condominium in 2011 and 2012 rose from $144,500 to $170,000, respectively.
There was also an increase in Amherst land sales, rising to 12 sold lots in 2012 from 7 sold lots in 2011, with a decrease in median sale price in 2012 to $131,250. In 2011 the median sale price for a building lot was $140K.
