Last month, Michael Seward, the author of this blog, sold a condominium unit for more than any other sale in the same complex in the last year.
The collapse of real estate market hit Summer Hill Estates in Belchertown hard. As stated in the Master Deed the plan called for a 90 unit complex over two phases, with an option for a third phase. However, the construction of new units came to a virtual halt and several existing unit-owners owners started sold at a loss.
According to MLSPIN, units were selling for around $250K from 2006 to 2010. There were a couple of units that were larger that sold in the $300K range in 2008 and one unit sold for $265 in 2010. This past year, several unit owners sold their units for $209K to $215K.
I was able to sell his listing at Summer Hill Estate for $225K, which will help the property values at the complex. There is currently a unit under construction with a list price of $217K and the actual sale price could be higher, depending on the upgrades etc.
